Burlington homes that sold in October went for an average of $1,054,749, almost exactly the same as in September, figures from the real estate website RoofUp show. The September average was $1,054,550.
The average is pulled up by expensive sales. The median, the price in the middle of the pack, was $899,900, a better guide to what a typical Burlington home fetched.
Most sellers settled for less than they asked. RoofUp says 81.6% of the sales in its Burlington data closed below the asking price, up slightly from 80.5% in September, and 16.4% went over asking. On average, homes sold for 97.1% of their list price.
The market was busier. RoofUp counted 207 closed sales in October, 33 more than the 174 in September. Homes took 32 days on average to sell, the same as the month before and much faster than the 48 days in February.
Prices split sharply by type of home. Condos averaged $66,439 less than in September, while freehold houses, which owners hold along with the land, gained $25,780.

Among Halton neighbours, Burlington landed in the middle: cheaper on average than Oakville, pricier than Milton.
RoofUp builds its numbers from MLS resale listings in its own system, and they are not official figures from TRREB or CREA, the Toronto Regional Real Estate Board and the Canadian Real Estate Association.
