The average Milton home that sold in October went for $950,798, down 7.6% from $1,028,581 in September, according to monthly figures from RoofUp, a commercial real estate website that tracks resale prices.
Of the October sales RoofUp counted, 83.7% closed below the asking price, down slightly from 87.7% in September, and only 15.4% went over asking. The average list price of homes that sold was $980,566, and the site reports a sale-to-list ratio of 97.0%. RoofUp's own read is that buyers have negotiating leverage.
The figures cover 123 closed sales in October, up from 114 in September. They come from MLS resale listings in RoofUp's own system and are not official numbers from the Toronto Regional Real Estate Board or the Canadian Real Estate Association, the industry groups that publish the market's standard statistics.
The median price, the midpoint where half sold for more and half for less, was $875,000. Condos were the most affordable way in, at less than half the freehold price.
October's average was below September's but above March's $917,799. January's average was the highest of any month in RoofUp's 2026 Milton reports.
Milton landed between its neighbours: Halton Hills averaged $1,050,158 in October and Mississauga $943,913 (averages across all home types). Across Ontario, RoofUp counted 11,643 sales at an average of $811,095.
Sellers waited a little less. The average Milton home took 34 days to sell in October, down from 37 in September and quicker than the province-wide 39. Freehold homes sold in 28 days on average, while condos took 63.
